Utility Work on Lynnwood Neighborhood Center Set to Begin Next Week
As you may have seen around the TLCS campus, pre-construction work for the long-awaited Lynnwood Neighborhood Center (LNC) project is underway. The general contractor, GLY Construction, has already set up on-site office space on levels 2 and 3 of Trinity House, which we are leasing to them for use as the LNC project construction office. A fenced loading zone has also been set up on the field near the 64th Street entrance, and they are ready to begin utility work next week (July 22).
The utility work includes running primary power from the pole on the southeast corner of the property to the LNC site. During the first phase (7/22 to 8/6), the 196th Alley entrance will be closed Monday-Saturday, 7:00 AM to 5:00 PM. That driveway will be open in the evening after 5:00 PM and all day on Sundays. The other three campus entry driveways will remain open during the first phase.
Pre-construction utility work will continue through the end of August. Once this work is completed and the main construction phase begins, the 64th Street driveway will be inaccessible, as well as the newer "upper" parking areas. In addition to tenant improvements and rental income, leasing out part of Trinity House for the LNC project has the added benefit of freeing up additional parking spaces that would have otherwise been needed for construction office trailers.
